Hiring a Contractor vs. a Construction Manager
Two very different roles, and which one you actually need for your retail TI.
General Contractor (GC)
A GC builds. They take a complete set of construction documents and turn them into a finished space, usually for a lump sum or guaranteed maximum price. Their job is to execute the design.
Construction Manager (CM)
A CM advises. They come in earlier — often before lease signing — and protect your interests through design, budgeting, GC selection, and construction. They do not swing hammers; they make sure you don't pay for the wrong ones.
What retail tenants usually need
Both. On smaller projects, an operator-minded GC can play both roles. On anything over ~5,000 sf or in a tough jurisdiction, hire them separately.
